Project: Water-damaged drywall ceiling repair

Drywall: 1/2-inch sag-resistant ceiling board with knockdown texture matched to the existing ceiling

Project Size: Approximately 32 sq ft of ceiling drywall replaced, with the full 144 sq ft guest bedroom ceiling repainted

Existing Condition: Stained, sagging ceiling drywall below the attic air handler after a clogged AC condensate drain line overflowed

Project Overview:

After an AC condensate line overflow left a stained, sagging guest bedroom ceiling in their Village of Duval home, Richard and Linda needed a lasting water damage repair. Once their HVAC technician cleared the line, we confirmed the damage with moisture readings and replaced the affected section with sag-resistant ceiling board. Location: Shealy Avenue, Village of Hawkins, The Villages, FL 32163

Project: Drywall partition installation to create a private home office

Drywall: 1/2-inch drywall on both sides over light-gauge metal stud framing, with mineral wool sound insulation

Project Size: Approximately 14 linear feet of full-height partition with one door opening, totaling about 250 sq ft of drywall across both sides

Existing Condition: Open flex area next to the great room with no door, privacy, or sound separation

Approx. Project Cost: $3,800

Scope of Work: Wall layout, metal stud framing with door opening, mineral wool insulation, electrical rough-in by a licensed electrician, drywall installation, taping and finishing, texture matching, prehung door installation, primer, and permit coordination.

Project Overview:

We planned a full-height drywall partition with a standard interior door and mineral wool insulation to reduce sound from the great room. Electrical rough-in was coordinated with a licensed electrician, and matched texture would make the new wall look original to the floor plan.

Project: Residential drywall repair in four rooms

Drywall: Standard 1/2-inch drywall patches, paper and mesh tape, setting-type joint compound, and texture matched to the existing walls

Michael and Janet wanted to turn their unfinished Village of Fenney garage into a clean, comfortable hobby workshop. We planned wall insulation to help reduce heat buildup, then hung 5/8-inch Type X fire-rated drywall across the walls and ceiling for added fire resistance in a space with power tools and vehicles. A light orange peel texture and primer would complete the job.
